Section 01
Development description
single storey rear extension with roof terrace at [site address] , Bromley [postcode] Application Ref: DC/24/04591/FULL6
Section 02
Issue – the effect on the character and appearance of the area
Whilst of a generous size compared to the host dwelling, the proposal would be no deeper than existing extensions to neighbouring properties. Its simple design, use of matching fenestration details and matching materials would complement the existing property.
Although the use of balustrading is not commonplace in the immediate surroundings to the site, its presence on the rear edge and along one side of the proposed terrace would not be significantly harmful to the character and appearance of the host property.
The proposal would not harm the character and appearance of the area and accords with the policies cited in the decision notice. Issue – the effect on the living conditions of neighbouring occupiers of 246A and 248
Section 03
[address], with regard to privacy
Any loss of privacy to the neighbouring occupiers of No.[address] is in use would be negligible given the almost two storey height of the existing boundary wall on this side of the appeal site.
The more rearward siting of the existing terrace to the rear of No.248, combined with the screening provided by its associated deep two storey extension restricts the view possible from the proposed terraced area. Therefore, acceptable levels of privacy would be maintained across a substantial proportion of this elevated space.
The proposal would not harm the living conditions of neighbouring occupiers of 246A and 248, with regard to privacy, and accords with the policies cited in the decision notice.
