Section 01
Development description
erect single storey rear extension with roof lantern.
Section 02
Decision
The appeal is dismissed.
Section 03
Main Issue
The main issue in this case is the effect of the proposed rear extension on the living conditions of the neighbours at No.[address].
Section 04
Reasons
The appeal site is a semi-detached bungalow on the south side of [address] which, at this end of the road, is developed with similar dwellings. As built, they have hipped main roofs, with a short flat roofed rear extension, approximately 2m long, on the side away from the attached neighbour. The proposal would encompass the footprint of the existing extension running back from the main rear wall of the bungalow. The proposed extension would project some 6m from the main rear wall and would be some 6.8m wide – the full width of the dwelling. The ground level slopes downwards to the rear of the site, so that the maximum height of the extension would be 3.88m (some 3.3m high to the eaves). The proposed extension would be situated along the shared boundary with the neighbour at No.26. No.26 has a single storey rear extension on the original rear extension, set some 3m from the boundary with the appeal property.
The main rear elevation of No. 26 contains a window adjacent to the shared boundary which probably serves a habitable room as its sole source of light and outlook. The recent rear addition on this neighbour is fulling glazed above about 1m, facing the appeal bungalow. The proposed 6m deep, 3.88m high, extension on the appeal property, right up to the curtilage boundary between the 2 bungalows with no setback, would result in a loss of outlook and a sense of enclosure to No.26, bringing an unacceptable impact on the living conditions of the neighbouring occupiers.
For these reasons the appeal will be dismissed.
